Nomad
So the youngest is shopping for houses there and I know next to nothing of the areas. She’s looking in “Northtowns “ , tonight we’re meeting her at a house in Cheektavegas ,just north of 90 and the airport . So any areas or towns you’d avoid , or be concerned with traffic , noise , crime , wet basements , to near academy members and the like . She splits work between home and an office in Amherst I believe .

Moho81
Personally the way I see it is there can be good areas of Cheektowaga and areas of Cheektowaga I would avoid. All of Amherst and Williamsville is good but you’ll pay for it that’s for sure. Clarence if she wants to get away from the busyness of Amherst and areas West of there. Kenmore, Tonawanda and North Tonawanda are all ok I’d say just your typical busy suburb. Farther North you have Wheatfield and Pendleton which will be smaller/quieter areas. Down side to those might be travel into Amherst. No good way to get there fast if that matters. North Buffalo can be cool but I’m not super familiar with that area. Nomad
What an eye opener . First Buffalo are has a ton of small Cape Cods stacked on top of each other . Just not something you see here . This one was very small 1000 sq ,dark, had a pealing front deck, tore up rear yard , a small garage I don’t think her Civic would fit in , crappy basement , poor interior paint, rotting window sills . All for the bargain price of 200k, but it’ll go for 30k over …. 230k for a small dump . I can get a two bedroom 2 bath condo in Fla with pool, fishing dock, rec center maintenance staff and more for that . oh my highlight of the night ,was when the agent said to take our shoes off . Then he said any questions just ask, so I said I have one . Why do you have YOUR shoes on ? I love being me . We May give her part of her inheritance now and subtract it from the will to get her in a better place , but then we have to deal with her sister ….. G-man
Honestly id keep out of erie county. Look in Niagara or Wyoming or genesee co. Taxes cheaper more value for house and land for your $ . Commute into amherst is easy from any of them and about 20 min ( you can do that just in stop lights in town) Spaceman Spiff

Moho81
Does she need to be in a larger suburb or would she be ok farther away where it's more quiet but less to do? Pembroke and Corfu are very close to the 90 and you can be into Amherst very quickly. Even where I'm at in Alden just taking main routes I'm into the heart of Williamsville in 30 min.
