School me on Buffalo suburbs !

Three years ago or so just as the madness started daughter #1 bought a 1800sf four bedroom for 160k. It’s estimated at 220k today . Nice big yard great quiet neighborhood , finished basement ,newer windows , fireplace attached garage , bright open clean . Inner ring Rochester Suburb ,good school dist half mile from Lake Ontario, near a large park and on and on .

It needed exterior paint and some minor interior work which myself and a couple buddies knocked off in a few days .

It’s honestly depressing what small dumps are going for in Buffalo , and I’m not convinced it won’t crash .

The market in the Buffalo area has slowed a bit in the last 6-12 months but it’s still hot. I haven’t talked to my realtor friends in a while to see if bids still need to be over asking price or if it’s finally settled down enough that it’s not necessary anymore. Perhaps @The_Real_TCIII has some insight on that.

Love this house, and you and I can meet at Marvins three nights a week for the two years you are updating it!

I saw the first three pictures of the house and wondered what in the world would take 2 years to up date it the. I got to the interior pictures and went. Oh. I see now. Lol.

They do, theres still hardly any inventory. If youre a realtor with a listing you are in the catbird seat

That's wild. she'd be looking at $625-$750K in other parts of NY

She’s shifted a bit to Tonawanda . Seems way more reasonable . Yes 20-30k over on bids . Oh and my wallpaper stripping days are OVER ! Ok maybe one room .

It would be hard to find better deer hunting then #1 daughters yard .Here’s her house before sanding, priming and painting and those are last owners interior shots.

Nice area but just an fyi. Niagara Falls Blvd is a nightmare traffic wise. Depending on her route to work and time she works that might not matter.
